The Big Debate: Buying Vs. Renting

A recent survey amongst UK estate agency members aimed to find out which is the cheapest option when looking for a home: buying or renting. Conducted by Relocation Agent Network, of which J.R. Hopper & Co. is a member, the survey found that buying a house continues to be the cheaper option. Relocation Agent Network, the national network of selected estate agents asked its members whether it was cheaper to buy or rent a three-bedroom semi-detached house over the course of a 12 month period. 92% said that it was cheaper to buy. The national survey also looked at the possible savings you could make when buying property. Again, based on a three-bedroom semi-detached house, member respondents were asked what they estimated the annual saving was from buying a property instead of renting one. 38% of member respondents stated that it was possible to save between £1,000 and £1,500 a year, with another quarter suggesting a saving of up to £2,000 could potentially be made. So in terms of saving money, Relocation Agent Network’s survey results demonstrate that buying really is the preferred option. J.R. The Yorkshire Dales National Parks have extended!

10 years of planning and consultation have finally come to fruition with the extension of the boundaries of the Yorkshire Dales National Park! From 1st August 2016, the boundary will include new areas in Cumbria and a tiny area of Lancashire and will include some stunning scenery, distinctive Fells, historic sites and picturesque villages. An additional 161 square miles of beautiful upland landscape has been added to the existing National Park, which now totals 841 square miles, making it the third largest National Park in the UK. The Market Town of Kirkby Stephen celebrated in typical style with a Westmoreland Dales Day. There were newly devised routes for walking, running and cycling which show cased the magnificence of the newly designated areas. The town was filled with stalls with representatives from the National Parks, river conservation, Woodland Trust and others as well as local crafts people showing their skills in the church. The church was the hub for the day with some excellent and informed speakers, ably led by Alex Birtles, local solicitor and champion of the area, along with John Dunning of Westmoreland Limited and Michael Dower, whose father produced the Dower Report in 1945 which led to the formation of the National Parks throughout…

Anyone thinking of buying or selling a 2nd home in 2016 should take action ..right now! The Chancellor has added an extra 3% Stamp Duty tax to all 2nd home and Buy to Let transactions which complete after 1st April 2016. Buyers are rushing to buy their next properties, before the end of February, to allow solicitors time to transact the deal before the deadline. Sellers need to get their properties on the market, or prices reduced to the correct price now, before Xmas, to hit that rush. The New Year, and Spring will be too late!! After April, buyers of a £200,000 second home cottage in the Yorkshire Dales will have to pay 5 times as much tax!!! The tax will rise from the current £1500 to £7500. Human nature dictates that people don’t like paying tax, and buyers will round this up in their heads to “nearly £10,000”. They will then either decide not to buy at all, or reduce their offers by £10,000 to compensate for this. Sellers will then have to decide whether to accept lower offers, risk not selling their property, or just take it off the market.. This could lead to a serious shortage of good 2nd homes on the…

According to a recent estate agency survey, buying a property is cheaper than renting one. Conducted by Relocation Agent Network, of which J.R. Hopper & Co is a member, not only is it cheaper to buy, but you could make significant savings too. Relocation Agent Network, the national network of independent estate agents asked its members whether it was cheaper to buy or rent a three-bedroom house over the course of a calendar year. 85% said that it was cheaper to buy. The national survey also looked at the possible savings you could make when buying. Based on a three-bedroom house, member respondents were asked what they estimated the annual saving was from buying a property instead of renting one. Nearly a third (31%) of member respondents stated that it was possible to save up to £1,000 a year, with another 27% indicating a potential saving of up to £1,500 could be made. Legislation changes from the 1st October

David Cox, managing director, Association of Residential Letting Agents, comments on legislation coming into force affecting the Private Rental Sector: “As of Thursday 1st October, it will be compulsory for Landlords to have fitted smoke alarms on every floor of their property where there is a room used wholly or partly as living accommodation. They will also be required to put a carbon monoxide alarm in any room where solid fuel is burnt. we are entirely supportive of the aims of the regulation, but have recommended that the Government has implemented too strict a timeframe for this. However, despite our calls to reconsider the timeframe, following final scrutiny of the measures a few weeks ago, the dead li ne was not extended and landlords must com ply by tomorrow. For those who have not yet fitted smoke alarms, we urge them to do all they can today to ensure that their properties comply with the new regulations that come into play. ”There are also some changes to Section 21 which will come into force tomorrow, looking at when Section 21 notices can be served ; how long they will be valid for; what needs to be served with them, and hopefully a new prescribed Section 21 …

Great news for Home buyers in the Dales.

Great news for Home buyers in the Dales. Stamp Duty will be overhauled at midnight after today’s Autumn Statement by Chancellor George Osborne; he confirmed he would be reforming a “badly designed tax on aspiration”. He has ditched the system by which home buyers paid Stamp Duty (SDLT) on the entire purchase price of the property in favour of a “progressive” structure which, he insisted, would benefit 98% of home purchasers. It will work more like Income Tax , where higher rates are only payable on the portions above certain thresholds. Under the new reforms: No SDLT  payable at all on properties up to £125,000 , and the first £125,000 on all  properties  be free of SDLT Then SD LT is payable at 2% on the portion between £125,000 &  £250,000 SDLT is payable at 5% on the portion between £250,000 &  £925,000 Higher rates of  10% on the portion up to £1.5m , and then  payable at 12% on the portion over that amount. Christmas has come early for J R Hopper & Co, after scooping a major national award. The annual Relocation Agent Network awards were held in London in November, with Estate Agents from all across the UK attending to hear whether they had won an award. The award for Customer Relocation was presented to Brian and Liz Carlisle plus other members of the J R Hopper team by Stephen Mangan of TV’s the Green Wing fame, and also Richard Tucker from the Relocation Agent Network. Fri 9th Aug, 10:36 am, from Emma Henderson. Rest Harrow, Bentham Just to let everyone know the cat (Alfie) is now back with the owners. I met up with the owners yesterday. Just to say a huge well done to everyone who was involved in Rest Harrow after 2 fallen through sales, 40 odd viewings and numerous phone calls and visits we finally SOLD it!!!! Bob & Joan are very happy with us, got a cuddle and a kiss off both of them and excited about their new home. xxx Alfie accidently got left behind. Emma went and collected him and took him home for the night, returning him to him to his new owners in their new home the next day !! Thank you Emma this is, one on those magic moments in customer service ! and was very much appreciated by Alphie, his owners, the new owners of Alphie’s old house and your Employers Liz & Brian!

A lady called Jill Jackson telephoned the Leyburn office to say she has found a set of Hoppers keys L59, biking in the middle of nowhere, shes staying in West Burton and she will pop them in to our office tomorrow, I will have a bottle of wine waitinf for her to say thanks you. Buy to Let tops 5bn

The Council for Mortgage Lenders reported this week that Buy-to-let lending in the UK has just hit its highest level for nearly five years. It has reported that 40,000 mortgages, worth £5.1bn, were advanced to buy-to-let investors in April, May and June, the highest since the third quarter of 2008. This was 21% up on the preceding three months. On a wider measure, Buy to Let Lending Is 19% higher by volume and 31% higher by value over 2012, although this was from a relatively low level. The highest activity occurred during the peak of the housing boom of the autumns of 2006 and 2007, at £12.7bn. The CML said landlords had been taking the opportunity to remortgage their properties during the spring, and were also benefiting from strong demand from tenants. This is expected to continue after the Bank of England signaled continued low interest rates for some time to come. The growth is fueled by relatively high yields from rentals (typically between 4% and 6%) compared to other forms of saving, more availability of BTL mortgages at lower interest rates, and also property price stability – with small increases in many areas of the country, This has all generated increased confidence for investors. The Dales property market has got off to a flying start now the snow has gone away! Hoppers, the market leader in the Dales, have agreed 87 property sales this year, up 25% on last year. Prices are holding well and asking prices are being achieved. May saw 21 sales, from £100-£580,000, and 12 (57%) were sold within 12 weeks of going on the market, and achieved 97% of the asking price!! Do not be tempted to put a bit on expecting to have to drop 10%. The buyers will buy something else that is correctly priced! Rock on October… House Sales Rocket in the Dales..I’m so excited. I cant wait until the end of the month. I have to tell you about this now. Our house sales so far in October are already up to 20!! and we are only at the 19th . Thats more than 1 a day!! We have already sold over £4 million worth of property. This months figures are already the highest for almost 2 1/2 years.. We sold… 21 in the whole of April 2010, and 20 in May 2009. We are going to smash those figures by the end of the month.The great results are right across the Dales, with our Settle team agreeing 11 deals and Leyburn 9 so far. Interesting to see which office tops out at the month end. It also applies to all prices of properties, with deals being done for Leasehold businesses, £100,000 flats & boltholes, £250,000 holiday cottages, £600,000 farmsteads and guesthouses,…Oh ..and Waterfalls! Affordable & Local Homes for the Yorkshire Dales

    News Release                                                                           National Park a step nearer more affordable homes   Grassington, 26 June, 2012. A new plan that will see more affordable housing being built in the Yorkshire Dales National Park comes into force today (June 26). Members of the Yorkshire Dales National Park Authority voted to adopt a new housing development plan that should see more land being released over the next 10 years for homes for local people. It identifies 29 new sites for development – ranging in size from two houses to up to 30 – and potentially providing up to 236 new homes.  Half would be affordable homes to rent or buy, probably through the involvement of a local housing association. The remainder would be open market housing with a legal agreement restricting their occupancy to people who need to live or work in the National Park. In January the document went before planning inspector David Vickery, who rejected four other small sites in the Upper Dales.  Authority Members today repeated their disappointment that Mr Vickery had ignored their plea to reinstate those sites, but expressed their satisfaction…

Children in Need Bike Ride Success

Hopper & Co Estate Agents cycled over the Pennines to raise money for Children in Need. The day was dry, clear and fresh, perfect for cycling. With Pudsey Bear in their thoughts the team set off on the first leg of the journey, Horton-In-Ribblesdale to Ribblehead. With a brief break to enjoy the spectacular views the team then cycled on to the Dent T-Junction. Such good progress had been made by this point that it was bravely decided to extend the route by making a detour to Denthead. The team courageously battled the steep coal road past Dent Station cycling to the Moorcock Inn, Garsdale for well deserved ‘refreshments’. With the finish line in their minds, and extra fuel in their bellies, the last leg to Hawes was soon complete. The route in total amounted to 25 miles, with a lot of sizeable hills!!! Emma’s Challenge & Hoppers Children in need

Hoppers are on the move for Children in Need – Training As previously mentioned, On the 16th November a team from JR Hopper & Co will be setting off on a sponsored bike ride from Horton-In-Ribblesdale to Hawes, a 16 mile journey, in aid of Children in Need. As a member of the team, who has not been on a bike for ten years, I can assure you that this is no easy task. So far my training has consisted of short bike rides and the odd session on an exercise bike to get me used to being on a bike again. The first ride was excruciating, saddles are certainly not made for comfort! However, having finally mastered the art of which gear works best for different types of terrain I am starting to feel a bit more confident. Hopefully Lucozade, Mars Bars and Pudsey Bear will see me through the 16 miles! The plan is to set off at 09.30am at Horton-In-Ribblesdale with expected arrival in Hawes between 14.30 and 15.30 (depending on the amount of breaks we need!!) If you are in the area we would love you to come along and cheer us on!! Moral support is most certainly needed! So far we have raised…

The Three Peaks

Action man Brian Carlisle is at it again. A 24 mile trek round the 3 peaks of Yorkshire in the depths of winter. The Ultimate 3 Peaks challenge, organised to raise funds for the Cave Rescue Organisation , based at Clapham, is being held this weekend.  Brian will be setting off in the dark to scale Pen y Gent, Whernside, and Ingleborough, returning to the start at Horton in Ribblesdale before it gets too dark and cold.  Practice trips have gone well, but they were in the sunshine and daylight.  Wish him luck, prey for good weather, and please help his fundraising  for the vital work of Cave Rescue by visiting

Dip In The Dales

Thank you to all who sponsored and helped Brian prepare for his Dip In The Dales! Brian I am really proud of you, 5 weeks ago when you announced you were going to do it, I thought you were nuts, While I know you are pretty fit !  I didn’t think you could swim a mile especially in cold water. So we went to Catterick pool for a swim, and decided he could do with some lessons. Thanks to Julie Tanner’s coaching and lots of hard work, running in a morning and swimming most days after work, he finally swam a mile in the swimming pool 12 days ago. Then Julie took him to swim out-doors in Ellerton Lake to get him used to the cold and open water swimming. We arrived at Semerwater this normally flat calm, beautiful, shallow lake looked cold, grey and very very choppy. Brian completed his mile lap of the lake in 45min 32 seconds!!! A fantastic effort to raise over £750 !! for Sue Ryder Care Liz c

The intrepid Brian is at it again, joking apart Brian is going to Swim (I mean swim) Lake Sermerwater (well a mile of it anyway) on Saturday 20th August, this Saturday, so anyone wanting to support him and others raising money for Sue Ryder Hospice please go along at and cheer them on. Before you put any money on him, Brian hadn’t swum a mile until about 10 days ago so if anyone could help with armbands or any other aids I am sure he would appreciate it. When Brian has a practise swim, his Spaniel “Tag” jumped in to join him, but quickly found the water to cold and weedy, and deserted him!

The time you all spent decorating your home was wonderful.  Everyone had a good time at your evening do. You’re on your honeymoon now, but come next week it’s down to earth.

Home Sale Network, Relocation sucess !!

In February a Lady called into our leyburn Office and spoke to My Coleague Carol Pounder, she wanted to buy a property in the Dales, but as is normal had a few complications, including the need to sell her own house, which had been on the market for some considerable time with no viewings. Carols instant reply was, let me see if I can help you with that, may I ask one of my colleagues from Home sale network to call you and arrange to call and give you a valuation. Obviously the lady wanted to know who these people were, and how, why we could  help her sell her house at the other end of the country. Carol explained about the excelent customer service all Home Sale Network members give and the large number of fantastic agents, we have all across the country. The Lady was still a little sceptical but agreed that Carol could make the arrangement as it was only for a Valuation and would not cost her anything! she didnt have a high opinion of Estate agents !! She later rang back to say that the agent had been wonderfull and she had decided to put her house on the Market with them ! Not long after this…

Our Congratulations to Helen & Matthew and a big Welcome to Finley Ewan Redvers Alexander ( Fin ) Born 9 July 2011 8lb 15oz all doing very well. And yes I have been to visit him, he is a very handsome young man, and loves all the attention from mum and dad ! Matthew is away from work at the moment but will be back next week. Young Fin’s Great, Great, Great, Grandfather was Joseph Hopper who founded J.R.HOPPER & Co in 1886. Congratulations from all at Hopper’s to our negotiator Natalie Campbell from our Settle & Bentham Offices. ( and of course Dad Shaun) on the birth of their daughter Brooke Catherine Airey on the 3rd of July. Victoria, Laura & Emma went to see them and have a cuddle on Tuesday and I went last night. Brooke is gorgeous all dressed in pink and Natalies looks wonderful. Well done Natalie!!!! liz c

Big Bang Theory!!

Big Bang Theory!! Action man Valuer Brian Carlisle continues his dare-devil lifestyle around the Dales in search of new properties to sell. On Monday he was battling fallen trees, today he was risking explosions and  fire as he appraised a property in Hellifield close to the Gas Cylinder fire at Townsons Tractors. Roads were closed, and schools evacuated but Brian stuck to his task.  It will be a lovely house to market, unless it  is destroyed by morning!
