What is an Energy Performance Certificate?


An Energy Performance Certificate, also known as an EPC, is a certificate that shows how energy-efficient a property is. The certificate is in place to show prospective tenants the estimated energy costs for a property. Each certificate is valid for 10 years and in order for a landlord to rent out their property, a minimum E grade must be achieved.

A Landlord must ensure all gas appliances and flues are safety checked annually by a qualified Gas Safe registered engineer.

An Electrical Installation Condition Report (EICR) is a formal document that is produced following an assessment of the electrical installation within a property. It must be carried out by an experienced qualified electrician or approved contractor.


A Landlord must provide the prospective tenant with a satisfactory certificate, in line with the 18th edition, prior to the commencement of a tenancy.  

Landlords are required to ensure alarms are installed in their properties. The regulations stipulate that smoke alarms are to be installed on every level of the property and a carbon monoxide alarm in any room containing a solid fuel burning appliance.

Legionella can be found in stagnant or standing water within a plumbing system. Landlords of residential accommodation have a responsibility to carry out a risk assessment, prior to a tenancy starting and throughout the tenancy, in order to combat the disease.

Initial Letting Fee: £350 (Inc. VAT) & 15% of rent (Inc. VAT)

INCLUDES:

  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Undertake one inspection visit per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors (providing two quotes)
  • Hold keys throughout the tenancy term
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
  • Agree the market rent and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Provide assistance with pre-tenancy works (as agreed)
  • Advise on non-resident tax status and HMRC (if relevant)

LEGIONNAIRES RISK ASSESSMENT: £75 Inc. VAT


INVENTORY PRODUCTION: £90-£175 Inc. VAT

  • Completed in-house by our team
  • Dependent on the number of bedrooms and/or size of the property and outbuildings

  • Providing comprehensive inventory to landlord and tenant

DEPOSIT ADR ADMIN FREE: £150 Inc. VAT

  • Overseeing a deposit dispute through ADR

ADDITIONAL PROPERTY VISITS: £50 Inc.VAT

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

ARRANGEMENT FEE FOR WORKS OVER £750: 12.5% Inc. VAT of the total works cost

  • Arranging access and assessing costs with contractor;
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

RENEWAL FEE (LANDLORD’S SHARE): £60 Inc. VAT

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

ADDITIONAL FEES:

  • £2.50 Inc. VAT for paper statements
