Getting Started


All rented property must have a valid EPC certificate in place prior to starting a tenancy. Which is to have a new tenancy must have an EPC rating of at least “E”. This requirement also applies to all renewal tenancies to the same tenant for the same property on or after 1 April 2018.

A Landlord must ensure all gas appliances and flues are safety checked annually by a qualified Gas Safe registered engineer.

Landlords are required by law to ensure that the electrical installation in a rented property is safe prior to a tenancy starting throughout a tenancy.

Landlords are required to ensure alarms are installed in their properties. The regulations stipulate that smoke alarms are to be installed on every level of the property and a carbon monoxide alarm in any room containing a solid fuel burning appliance.

Landlords of residential accommodation have responsibilities for combating Legionnaires ‘disease. Health and safety legislation requires that landlords are to carry out a risk assessments for the Legionella bacteria, which cause Legionnaires ‘ disease and thereafter maintain control measures to minimise the risk.

  • Arrange routine repairs and instruct approved contractors (providing two quotes)
  • Hold keys throughout the tenancy term
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
  • Agree the market rent and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Provide assistance with pre-tenancy works (as agreed)
  • Advise on non-resident tax status and HMRC (if relevant)

DEPOSIT ADR ADMIN FREE: £150 (inc VAT)

  • Overseeing a deposit dispute through ADR

ADDITIONAL PROPERTY VISITS: £50 (inc VAT)

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

ARRANGEMENT FEE FOR WORKS OVER £750: 12.5% (inc. VAT) of the total works cost

  • Arranging access and assessing costs with contractor;
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

EPC:

  • Billed at cost

LEGIONNAIRES RISK ASSESSMENT: £75 (inc VAT)

  • Arrange a practical assessment including a site survey of the water system
  • Arrange access to the property with the tenant
  • Advising tenants
  • Providing update and report to landlord

INVENTORY PRODUCTION: £90-£175 (inc VAT)

  • Completed in-house by our team
  • Dependent on the number of bedrooms and/or size of the property and outbuildings
  • Providing comprehensive inventory to landlord and tenant

RENEWAL FEE (LANDLORD’S SHARE): £60 (inc VAT)

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

ADDITIONAL FEES:

  • £2.50 inc. VAT for paper statements
