Preparing your property for Letting:


One of our experienced Property managers will visit your property and advise you on the regulatory requirements, achievable rent and marketability of your rental property.

Our team will assess your property and notify you of any required works you need to complete before letting.

We can assist in organising many of the works necessary to prepare your property for let.

You will need to ensure your property meets all the regulatory requirements prior to a tenancy commencing

We will prepare attractive particulars (with quality photos, description, floor plan) for your property, ensuring we attract interest from as many tenants as possible.

Letting your property:


We advertise your property on our jrhopper.com website and both Rightmove and OnTheMarket.com. It is also marketed through the Guild of Property Professionals and our London office. To further promote properties we use social media and window displays.

Our team will attend all viewings, saving you time and hassle, and ensuring that all prospective tenants are seen by our staff before recommending them to you.

Our strict referencing procedure (including credit check) ensures only the best tenants are put forward for your property.

We will prepare a comprehensive tenancy agreement and include any additional clauses specific to your property.

We also prepare a detailed written and photographic condition report and inventory for your property detailing its condition and cleanliness at the beginning of the tenancy.

We will ensure all documentation is correctly executed and be on hand to meet the tenants with the keys.

During your tenancy (managed only)


We will register the deposit and issue the tenant with the Prescribed Information relating to their deposit.

We are on hand for any issues and repairs during the tenancy.

We include an on-call service 24/7 so your tenants call us NOT you!

We will ensure your tenant has paid their rent on time and in full each month and then promptly process the rent to you.

We will arrange contractors to complete necessary works during the tenancy and obtain quotes for your approval where required.

Your rent statement (emailed PDF) will detail the income and all expenditure relating to your property each month.

We will complete inspections bi-annually and notify you of our observations and any repairs required.

We will keep a note of all the renewal dates for your safety certificates and ensure these are renewed throughout the tenancy.

Ending the tenancy:


For managed properties, we will receive and process the end of tenancy notice and confirm receipt. We can also issue notice to your tenants to leave if required.

As soon as we receive notice we will proactively begin remarketing straight away, to minimise any void period.

For managed properties, we will pop in and check the property approx. 4 weeks prior to the end date, check the condition and remind the tenant of their obligations to help them prepare for move out day.

For managed properties, we will attend the move out inspection and discuss any observations requiring deposit deductions with your tenants.

For managed properties, we will liaise between yourself and the tenants regarding any damage and sums due to be deducted from the deposit.

For managed properties, we will be on hand to assist you with any minor works required between tenancies. We can also oversee other large-scale renovation work if required (additional charges apply
